Chiang Mai property FAQ
Short, direct answers. Longer explanations live in Insights.
Can a foreigner buy a condominium?
Yes, where the building’s foreign freehold quota remains available and the purchase funds are correctly documented.
Can a foreigner own land?
Not directly in the ordinary case. Registered leases and other lawful rights may fit depending on the property and your plans. Take independent legal advice.
How long does a purchase take?
A straightforward resale can often complete in four to eight weeks after due diligence, but the property and financing determine the timeline.
What does it cost to sell?
Commission and marketing scope are agreed before listing. Transfer taxes and fees depend on ownership history and the agreement between the parties.
Do you manage rentals?
For premium rentals, we support tenant placement, documentation, check-in, check-out, and liaison during the term.
What rental budgets do you normally work with?
Our rental service focuses on premium homes, generally from around 60,000 THB a month, where screening and ongoing liaison add the most value.
How do you price a property for sale?
We prepare a written comparative market analysis using recent transactions, competing listings, property condition, and a site visit.
Do I need an exclusive listing agreement?
We recommend one agency, one price, and one message for serious marketing. The scope, term, and commission are written clearly before work begins.
Can you help with investment property?
Yes. We work with tenanted residential property, operating assets, and land. We state gross yields and separate verified facts from projections.
Do you provide legal advice?
No. We explain the transaction process and introduce reputable independent lawyers for ownership structure, due diligence, and legal advice.
Which parts of Chiang Mai do you cover?
We work across greater Chiang Mai, including Mueang, Hang Dong, Mae Rim, San Sai, San Kamphaeng, Mae On, and surrounding districts.
What should I bring to a first viewing?
Bring your questions and your real must-haves. We provide the property record and follow up on anything that cannot be verified during the viewing.
How do you check a title deed?
We collect the available title information and coordinate with an independent lawyer, who performs the legal due diligence and advises you directly.
Can you represent me if I am overseas?
Yes. We can run video viewings, gather verified documents, and coordinate advisers, but you remain represented independently for legal matters.
Which languages does your team use?
Our working languages are English and Thai. Translated property information is provided where available.
Can I send you a property listed elsewhere?
Yes. Send the link with your brief and we will ask the owner or listing agency for the information needed to assess and arrange it.
How quickly will you reply?
A member of the team replies within one business day, Monday to Friday, using the channel you selected.
